Moving to Parrish, FL — Relocation Guide, 2026 Edition

The part nobody puts on the brochure

Most people moving to Parrish choose a community from listing photos, a builder's website and a cheerful cost-of-living index — and find out after they close what the property tax actually resets to, what the insurance really costs, and that the community has a CDD assessment on the tax bill nobody mentioned.

A few hundred dollars a month you didn't plan for, in a house you're now stuck in for years. Or worse — the right budget in the wrong place: a commute twice what you expected, an amenity center still two phases from being built, a school zone that changes the year after you arrive.

You can know all of it before you fly down. That's what this guide is.

Moving to Parrish, FL — Relocation Guide, 2026 Edition
What's inside

What you'll get

  • 01The real monthly number — property tax on YOUR purchase price (not the seller's), insurance as it actually stands in 2026, HOA, and whether the community carries a CDD
  • 02What changes coming from New York, New Jersey, Massachusetts or the Midwest — including the one line on your budget that disappears entirely
  • 03The Parrish communities worth shortlisting from 1,200 miles away — North River Ranch, Seaire, Rye Ranch and the no-CDD group — each with its price band, its fees, and its one honest trade-off
  • 04How Parrish compares against Palmetto, Ellenton, Lakewood Ranch and Bradenton, with real numbers for each — including which one is the slowest-moving market in the county
  • 05What everybody gets wrong about Parrish: why "new" doesn't mean "finished," the road being widened outside your community, and the school-capacity question
  • 06The five mistakes we watch relocating buyers make here — starting with the one that happens before you ever write an offer
  • 07What to do 6–12 months out, 3–6 months out, the last month, and the week you land

Why it's worth more than free

We read the Parrish guides currently ranking on Google before we wrote this one. They'll tell you about the weather and the Florida Railroad Museum. Not one of them mentions a CDD fee, school capacity, or the road construction. Every number in this guide carries its source and its date.

About Danielle & George

They made the move you're planning.

Danielle and George Dustman are a husband-and-wife team, and they made the move you're planning. Danielle started building their Florida life in Sarasota in 2014 while George finished thirty years in the Massachusetts National Guard — he couldn't follow for nearly five years, so they flew back and forth every six weeks. Which means when you say "we're doing this in stages," nobody has to explain it to them.

Licensed since 2003 — 23 years, priced through the run-up, the crash, the pandemic surge and the 2026 normalization. REALTOR®, RENE, ABR, with INNOVATE Real Estate.

Our process

  1. 1We build your real monthly number first — before you tour anything.
  2. 2We shortlist two or three communities that actually fit it, and tell you the trade-off of each.
  3. 3We represent you through the offer, the inspections and closing — including inside a builder's sales office.

A hello from Danielle — no autoplay, press play when you're ready.

Why work with The Dustman Group

What we offer

Two agents, one fee.

Danielle and George both work your deal — showings, calls, negotiation, and the hundred moving parts after contract. Two people covering it, at the cost of one agent. A past client put it better than we could: If Danielle was busy George readily joined us on visits.

Relocation support that starts before the house.

Area tours, and introductions to the people you'll need before you need them — insurance, schools, inspectors, contractors, lenders. Help landing, not just help buying.

New-construction representation inside the builder's office.

The agent in that design center works for the builder. We go in with you, read the contract, weigh the community against its alternatives, and price the CDD, HOA and amenity fees over the years you'll actually own it.

VA and military transactions run properly.

Full entitlement means no loan limit and zero down, and disabled veterans are exempt from the funding fee. Most agents don't know that, which is how a VA offer gets called "weaker" when it isn't. We say it out loud to the listing agent on your behalf.

Full listing marketing on every listing, if you're selling up here too.

Professional photography and video, staging guidance, full syndication, and a seller net sheet with every single offer.

We answer.

Every review we have, from different clients across different years, independently names the same thing — including one from the agent on the other side of one of our deals. That's not a slogan we chose; it's what people wrote down. Same-day response on weekdays, and seven days a week once you're under contract.

And we'll tell you the unflattering part of our own market: Parrish has a school-capacity problem, Ellenton is slow, insurance is better but nothing like 2019. Naming the downside is what makes the upside believable.

The local market · Manatee County

Five markets, five different answers.

Parrish — North River Ranch, Seaire, Rye Ranch, and the no-CDD communities (Canoe Creek, Broadleaf, Windwater) — plus Palmetto, Ellenton, Lakewood Ranch and Bradenton. Open any one for its numbers and its honest trade-off.

The highest volume of any submarket we work, and the most active new-construction pipeline in the county. Rye Ranch Elementary opens at 18655 Rutland Road for the 2026-27 school year. Moccasin Wallow Road is being widened from two lanes to four across seven miles. HOA fees run roughly $150–200/month in North River Ranch and $200–250 in Canoe Creek.

The honest trade-off: which phase you buy in matters enormously, and a rising median alongside falling price per square foot means resale competes directly against builder incentives.

Veterans Elementary School and the Valor Commons veterans center open for 2026-27. Downtown is mid-reinvestment — an 8,000 sq ft retail destination at the Palmetto Marriott Resort opening December 2026 and $1.7M of streetscape work on 10th Ave W.

Trade-off: closer to the water in places, so flood zone and roof age matter more.

Value and convenience at the I-75/US-301 junction, anchored by the Premium Outlets and the Ice & Sports Complex. Price data genuinely conflicts across sources ($352,770 Redfin, $389,560 Zillow, $460,000 Movoto, all mid-2026) because the market runs only about 28–60 sales a month.

What all three agree on: at 87–97 days it's the slowest-moving market we work, and days on market are rising.

A top-2 selling master-planned community in the country at mid-year 2026 (RCLCO). A new $144 million high school opens August 2027.

Trade-off: 25–40% more per square foot than Parrish for a comparable new home.

Where the sub-$300K product lives. Mostly 1960s–80s stock, so roof age, four-point inspections and wind mitigation come up on nearly every deal. Northwest Bradenton and Palma Sola sit 15–25 minutes from the Anna Maria Island beaches.

Trade-off: flood zone is a per-parcel, deal-breaking variable near the water.

RASM, July 2026

That's normalization, not a boom — and we'd rather say so.

Manatee went from a clear buyer's market in January 2026 to seller-leaning by July.

These five markets are five different answers, and the difference between them is tens of thousands of dollars and how you feel about your commute for the next decade. We work all five. We'll tell you which one is wrong for you, which is the part that actually saves you money.
